Community Outreach Led by LIBI
The Long Island Builders Institute (LIBI) is committed to advancing responsible development through collaboration, transparency, and community engagement. As part of that mission, LIBI actively supports builders and developers by facilitating meaningful community outreach efforts that help projects move forward in a constructive and informed way.
Below are recently approved projects where LIBI played a role in community outreach—helping connect developers with local stakeholders, address concerns, and promote thoughtful dialogue around housing, economic development, and infrastructure.
Our Role in Community Outreach
For each of these projects, LIBI worked to:
· Facilitate communication between developers, community leaders, and local stakeholders
· Support outreach efforts that emphasized transparency and responsiveness
· Help ensure residents had access to accurate information about proposed developments
· Encourage constructive dialogue focused on local needs, housing supply, and community impact
· Attend Town Board hearings and meeting to educate resident and support housing projects
LIBI does not approve projects or replace the municipal review process. Our role is to help ensure that conversations around development are informed, productive, and inclusive.
Recently Approved Projects
Kelly Builders East Patchogue PRC – Brookhaven
Project Type: 64 unit 55-and-over rental community
Status: Approved
Affordability aspects: 10%
LIBI assisted with community outreach efforts related to this project by supporting engagement with local stakeholders and helping communicate the project’s scope, benefits, and compliance with local planning and zoning requirements. Outreach efforts focused on addressing community questions and highlighting how the project aligned with local housing and development goals. LIBI attended the planning board hearing on December 11th with a large

Tanglewood commons – Brookhaven
Project Type: 72 units rental apartments
Status: Approved
Affordability aspect: 10%
As part of the outreach process, LIBI helped foster dialogue between the development team and the surrounding community. These efforts emphasized transparency, responsiveness to local concerns, and collaboration throughout the review process. LIBI members attended hearings on both November 20th and December 11th to educate and inform on the importance of housing projects like this and support Nelin real estate management application.
